Mumbai Cabinet Approves Land-Use Policy, MHADA Redevelopment Plan

In a significant move, the Maharashtra cabinet has approved a concept-based land-use policy for the City and Industrial Development Corporation (CIDCO), aimed at optimizing the use of land across the state. The policy will enable the appointment of private developers to create integrated townships and commercial districts, while adhering to the Development Control and Promotion Regulation 2020 norms. The policy was proposed by CIDCO to address the challenges of managing land parcels held by multiple construction and development operators. By prioritizing efficient land utilization, the policy aims to unlock the potential of these parcels and create modern and sustainable urban spaces. Separately, the cabinet has also approved a comprehensive policy for the redevelopment of MHADA colonies in Mumbai and its suburbs. The policy targets 56 dilapidated colonies built between 1950 and 1960, covering nearly 5,000 cooperative housing societies. Under the new policy, MHADA will redevelop large layouts with modern housing units, equipped with state-of-the-art amenities such as lifts, parking, parks, and CCTV systems. Residents will receive larger homes compared to their present tenements, while the policy also permits the highest allowable rehabilitation Floor Space Index (FSI) without requiring occupant consent. Developers will be appointed through a tendering process and must secure resolutions of support from housing societies. A high-powered committee will be formed to oversee the implementation of the policy, headed by the Additional Chief Secretary. The cabinet's decisions are expected to bring about significant changes in the way land is used and managed in the state, with a focus on creating sustainable and modern urban spaces.
